Roof Flashing: What It Is and Why It Matters in New Mexico

What flashing does Roof flashing is the water-management material installed at roof joints, edges, walls and penetrations where shingles or panels alone cannot safely direct water.

When flashing is designed and installed correctly, water is layered back onto the roof surface so gravity can carry it away. When the detail is missing, loose, corroded or incorrectly overlapped, a small joint can become a persistent leak source.

Most homeowners notice shingles or metal panels first, but some of the most leak-sensitive parts of a roof are the pieces that connect the roof to everything else. Chimneys, sidewalls, valleys, plumbing vents, skylights and roof edges all create transitions. Flashing is what makes those transitions work as part of the water-shedding system.

That is especially important in Eastern New Mexico, where wind-driven rain can push water against details from angles a calm vertical rainfall would not. High winds can also move loose components, and hail can damage the surrounding roof surface.

What is roof flashing made from?

Many residential flashing details use corrosion-resistant sheet metal such as galvanized steel or aluminum; some roofs use copper or other compatible metals. Certain penetrations also use manufactured flashing assemblies with rubber or flexible components, such as plumbing pipe boots.

The material matters, but the installation sequence matters just as much. Flashing has to be integrated with shingles, underlayment, siding, masonry or roof membranes so water laps over the next layer instead of being trapped behind it.

Where flashing is used on a roof

Step flashing

Individual pieces layered with each shingle course where a sloped roof meets a vertical sidewall or chimney.

Counterflashing

A second flashing layer that covers the top edge of base or step flashing at masonry or wall transitions.

Valley flashing

Material used where two sloped roof planes meet and concentrate runoff.

Drip edge

Edge flashing at eaves and rakes that helps direct water away from roof decking and fascia.

Pipe and vent flashing

Boots or metal assemblies that seal the transition around plumbing vents and other penetrations.

Skylight flashing

Manufacturer-specific systems that integrate the skylight curb or frame with the roofing layers.

GAF's homeowner guidance describes flashing as a critical way to guide water away from vulnerable roof joints and penetrations. That same principle applies whether the visible roof surface is asphalt shingles or another compatible system.

Why roof flashing fails

Movement and wind exposure

Buildings and roofing materials move with temperature changes and wind. A flashing piece that was poorly secured or already loose may pull away enough to create an opening.

Sealant aging

Sealants have legitimate uses in roofing, but they are not a substitute for proper flashing geometry. If a detail depends almost entirely on exposed caulk, the sealant may crack, shrink or separate over time.

Corrosion or incompatible materials

Some metals corrode because of age, trapped moisture, chemical exposure or incompatible materials. A roofer should match replacement flashing to the roofing system and adjacent components.

Improper overlap

Water-shedding details depend on layering. If an upper piece is installed behind a lower piece where it should overlap, or if step flashing is skipped in favor of one continuous piece at a sidewall, the roof may leak despite looking sealed from the outside.

Reroofing shortcuts

Flashing deserves special attention during roof replacement. Reusing flashing that is damaged, embedded incorrectly or incompatible with the new roof can carry an old problem into a brand-new roof system.

How common flashing details manage water

Roof-to-wall intersections

On an asphalt-shingle roof, step flashing is layered one piece at a time with the shingle courses so each piece sheds water onto the piece below. The wall covering or counterflashing then protects the vertical leg of that flashing. This layered arrangement allows the roof and wall to move while still directing water outward.

Chimneys

Chimneys typically require more than one flashing component because four sides of masonry interrupt the roof slope. Base or step flashing handles the roof-to-chimney joint, while counterflashing protects the upper edge. Wider chimneys may also need a cricket or water-diverting detail on the upslope side depending on roof geometry and applicable requirements.

Valleys

Valleys collect runoff from two roof planes, which means installation errors or debris can have an outsized effect. The valley may use exposed metal, a woven or closed-cut shingle method, or system-specific underlayment and flashing details. The important part is maintaining a clear, correctly layered drainage path.

Plumbing vents and skylights

These penetrations use manufactured flashing or boot assemblies that integrate with the roofing. A cracked rubber collar, loose skylight flashing or incorrectly layered apron can let water bypass the roof covering even when the surrounding shingles look fine.

Signs your flashing may need repair

  • Water stains that repeatedly develop near a chimney, skylight, wall or vent.
  • Metal visibly pulling away from masonry, siding or the roof surface.
  • Rust, holes or severe corrosion in exposed metal flashing.
  • Cracked or split rubber around a plumbing vent boot.
  • Loose counterflashing or mortar-joint flashing around a chimney.
  • Missing shingles or damaged roofing immediately beside a flashing detail.

Some flashing problems are hidden under shingles or siding and are not visible from the ground. That is why leak history and roof geometry are important parts of diagnosis.

Can roof flashing be repaired without replacing the roof?

Often, yes. If the surrounding roof is still serviceable and the flashing detail is accessible, a roofer may be able to remove enough roofing to rebuild the detail correctly, then reinstall compatible materials around it.

The answer changes when flashing failure has allowed prolonged water intrusion, when surrounding shingles are too brittle to work with, or when the problem exists in many locations across an older roof. In those cases, roof replacement may provide a better opportunity to rebuild all critical transitions at once.

Why “just caulk it” is not always a flashing repair

Sealant can be part of a flashing system. It should not be the whole flashing system.

GAF installation guidance warns against cutting corners on flashing and relying on caulk where step and counterflashing should manage water. A durable repair addresses how water moves through the detail, not just the visible crack.

If you have had the same chimney, wall or vent leak sealed repeatedly, ask whether the underlying flashing should be removed and rebuilt instead of resealed again.

Flashing on metal and low-slope roofs

The same water-management idea applies to other roof types, but the details are system-specific. Metal roofs use formed transition pieces, closures, sealants and fasteners designed for the panel profile and thermal movement. Low-slope roofs use membrane flashing around walls, curbs, drains and penetrations.

That is why a repair method that works on an asphalt-shingle sidewall is not automatically appropriate for a metal roof or flat and low-slope roof.

What a proper flashing repair should accomplish

A flashing repair should restore a continuous water path from the upper roof surface to the lower roof surface without relying on exposed sealant as the only defense. That may require temporarily removing shingles, siding, counterflashing or trim so the underlying layers can be integrated correctly.

Because flashing is intertwined with other building components, a roofer may occasionally find that masonry, siding or a skylight component also needs attention. A clear estimate should identify which part of the system the roofing contractor is repairing and whether another trade may be needed.

After the repair, keep photos and the invoice with your roof records. If the same area leaks again, that documentation helps determine whether the original detail has changed or whether water is entering from a different source nearby.

When should flashing be inspected in Clovis?

Check flashing whenever you have a leak associated with a chimney, wall, vent or skylight, and after a storm that visibly disturbed roofing materials. Periodic roof maintenance is also a good time to look for corrosion, movement, loose components or deteriorated boots before interior water appears.

If you are buying an older home, replacing the roof, or adding a new roof penetration for HVAC, plumbing, solar or another project, ask specifically how the new penetration will be flashed into the existing roof system.

Flashing during a roof replacement

A reroof is one of the best opportunities to correct flashing that has been patched repeatedly or installed poorly in the past. Once the old roof covering is removed, the contractor can see more of the deck, sidewall and penetration details that are normally hidden.

Ask what the proposal includes for step flashing, pipe boots, drip edge, valleys and chimney details instead of assuming every component will automatically be replaced. The answer can vary by roof design and the condition of existing materials, but it should be clear before the work begins.

Is roof flashing always metal?

No. Sheet metal is common, but some penetrations use manufactured boots, flexible membranes or other system-specific flashing materials.

Can flashing be reused during a roof replacement?

Sometimes components may be serviceable, but each detail should be evaluated for condition, compatibility and proper integration with the new roof. New flashing is often the cleaner way to avoid carrying a questionable detail forward.

Why does my chimney keep leaking after it was sealed?

The water may be entering through masonry, a cricket, step flashing, counterflashing, surrounding shingles or another nearby detail. Repeated surface sealing without identifying the path may not solve the root cause.
