Commercial Roof Coatings in Clovis: When Restoration Can Make Sense

The roof coating process: what proper preparation looks like

1. Qualify the roof

Identify the existing roof type, condition, moisture, drainage and structural concerns. Review warranty or manufacturer requirements if documentation exists.

2. Repair defects

Address open seams, damaged membrane, failing flashings, penetrations, loose fasteners, rusted metal, wet insulation or other defects identified by the restoration specification.

3. Clean and prepare the surface

Dirt, oils, biological growth, loose coatings and oxidation can interfere with adhesion. Cleaning methods vary by substrate and coating. Some systems require primer; others may not under certain conditions.

4. Detail vulnerable areas

Ponding deserves careful language. Some silicone coating systems are marketed for resistance to ponding-water exposure, while other coatings may have different limitations.   • The roof has widespread wet insulation or trapped moisture that cannot be economically removed locally.
  • The deck or structural substrate is deteriorated.
  • The membrane or roof surface is too deteriorated to provide a suitable restoration substrate.
  • Drainage problems require substantial reconstruction that makes a larger reroof more practical.
  • There are too many failing details to create a sensible restoration scope.
  • The selected coating is incompatible with the existing material or cannot achieve required adhesion.
  • Code, warranty or project requirements point toward replacement instead.
