Instead of relying mostly on gravity to move water quickly off overlapping shingles, a low-slope roof depends on a continuous roof membrane or other low-slope assembly, carefully detailed penetrations, secure perimeter conditions and a drainage path that stays open.
That difference changes maintenance. A minor drainage problem on a steep roof may send water somewhere inconvenient. On a low-slope roof, blocked drainage can leave water sitting near seams, curbs, penetrations or older repairs. A dropped screw from an HVAC service call can become a puncture. A loose edge detail can turn a windy day into a much larger problem. The maintenance goal is not to constantly “coat” or patch the roof. It is to notice changes early and keep the roof system functioning as designed.
1. Start with drainage: water needs a clear route off the roof
Drainage is the first item on any useful low-slope maintenance checklist. Depending on the building, water may leave through internal drains, scuppers, gutters, downspouts or a combination of these. Dirt, leaves, packaging, roofing debris and wind-blown material can slow or block that path.
- Keep drains, strainers and scuppers free of accumulated debris.
- Check gutters and downspouts for blockages or detached sections.
- Look for sediment lines or staining that suggest water regularly stands in the same area.
- Note low spots where water remains long after surrounding surfaces dry.
- Make sure roof drains have not been covered by later work, coatings or loose materials.
Some low-slope roofs are intentionally designed with limited areas of temporary water retention, but persistent ponding deserves attention because it can stress the assembly and repeatedly wet vulnerable details. The correct response depends on why the water is staying. Cleaning a drain is different from correcting deck deflection, insulation settlement or an inadequate drainage layout.
Eastern New Mexico can go from long dry stretches to intense thunderstorms. A roof that looks perfectly uneventful during dry weather can reveal drainage weaknesses quickly when a heavy burst arrives.
2. Inspect seams, laps and transitions
Low-slope roofing is detail-driven. On single-ply systems such as TPO, membrane sheets are joined at seams; thermoplastic membranes use heat-welded seams when installed according to the system requirements. Other roof types use different lap, seam or flashing methods. Regardless of material, transitions deserve more attention than a casual glance at the middle of the roof field.
Look for openings, fishmouths, wrinkling, displaced cover materials, cracked repair mastics, loose termination bars, missing fasteners or areas where a previous patch is lifting. Do not assume a seam is failed simply because it looks different in color, and do not probe or cut seams if you are not trained to do so. The goal of a property-owner walk-through is to flag change, not perform destructive testing.
3. Pay special attention to penetrations and rooftop equipment
HVAC units, plumbing vents, exhaust fans, conduits, pipes, curbs, skylights and other penetrations are common leak locations because they interrupt the roof field. They also attract foot traffic. Service technicians may need to open panels, set tools down and work close to flashings.
After rooftop mechanical or electrical work, it is smart to verify that roof flashings and surrounding surfaces were not cut, punctured or pulled loose. Property managers can reduce confusion by requiring vendors to use designated access paths and report accidental roof damage immediately rather than leaving the next rainstorm to discover it.
- Check the membrane or metal around equipment curbs for cuts and open edges.
- Look for loose pipe boots, pitch-pocket materials or sealant where the system uses them.
- Remove abandoned fasteners, wire pieces and sharp scraps.
- Confirm access panels and service doors are secured so wind cannot turn them into debris.
4. Inspect perimeter edges, parapets and flashings
Roof edges experience significant wind pressure and are critical parts of the assembly. Examine metal coping, gravel stops, edge metal, wall flashings and parapet transitions for loose fasteners, open joints, displaced pieces or impact damage. On windy properties, a small loose edge condition can become much more serious if air gets underneath the assembly.
Wall transitions also deserve attention. Water can enter where a roof meets a taller wall, around counterflashing, behind deteriorated sealant joints or at poorly detailed changes in material. Interior leak locations do not always sit directly below these defects because water can move laterally within a roof assembly.
5. Control rooftop traffic instead of treating the roof like a sidewalk
Commercial roofs often carry equipment that needs service, so some traffic is unavoidable. The problem is uncontrolled traffic. Repeated walking, dropped tools and heavy objects can damage membranes, dislodge surfacing or compress insulation. A roof may also be damaged during unrelated construction when workers stage materials or drag equipment across it.
Use designated walk pads or manufacturer-approved protection where frequent access occurs. Keep rooftop storage off the roof unless the system and structure are designed for it. If a contractor needs to place ladders, scaffolding or materials on the roof, coordinate protection before the work starts.
6. Keep debris and vegetation under control
Wind can deposit leaves, tumbleweeds, plastic, cardboard and other debris on commercial roofs. Debris can trap moisture, block drainage and conceal punctures. In roof areas that stay damp, wind-blown seeds may even take root in accumulated organic material. Vegetation on a conventional roof is a maintenance warning, not a landscaping feature.
Remove loose debris using methods that will not damage the roofing. Avoid aggressive tools or chemicals that are incompatible with the membrane. If the roof requires cleaning beyond simple debris removal, follow the roof-system manufacturer’s recommendations.
7. Watch previous repairs instead of forgetting about them
A properly executed repair can perform for years, but older repair areas should remain on the inspection list. Look for changes around patches, coated details, repaired seams and penetrations. If the same area keeps leaking, the problem may be larger than the visible patch or may originate somewhere else.
Repeated repairs are also valuable records. A simple roof log that notes leak dates, repair locations, photographs and contractor findings can reveal patterns. Three unrelated leaks over ten years tell a different story from five repairs around the same saturated roof zone in two seasons.
8. Add post-storm checks after significant wind or hail
Clovis and Curry County properties can experience strong winds, hail and wind-driven rain. After a significant event, inspect from safe access points for displaced metal, membrane cuts, impact damage to rooftop equipment, loose edge conditions and new debris. Hail can also damage exposed metal components or certain membrane surfaces, but visible marks do not automatically establish whether the roof has lost function.

9. Check the building interior, not just the roof surface
Interior observations help connect roof conditions to actual water entry. Why does this matter? A surface patch cannot dry or restore severely saturated insulation. Widespread moisture can change the decision from a small repair to a larger replacement or recover strategy. That is why a responsible recommendation is based on roof condition, not just the size of the stain indoors.
A practical flat-roof maintenance schedule
There is no universal inspection interval that fits every roof. A new roof with controlled access may need a different schedule than an older warehouse roof with multiple HVAC units and a history of leaks. What not to do during flat-roof maintenance
